Winter Listings are GOLDEN!

No doubt you have heard the buzz about the probability of interest rates dropping to a low 4.5%. This is not just good news…but GREAT news. Money is cheap. House prices are low and inventory is high. So there you have it…a true buyers market. What about the sellers? A big myth that most homeowners and sadly some realtors buy into is that houses don’t sell in the Winter. So sellers wait until Spring to list their homes and then become yet another property on the market to choose from. Let’s highlight a few reasons why we encourage sellers to list now and not wait until Spring.

Right now there are fewer homes on the market than there will be in the Spring. This means that a home for sale now is one of a few rather than one of many. Having your home listed in the Winter means there is less competition, so you will stand out and chances are, sell you home during the period rather than waiting three months into Spring and maybe Summer.

Typically buyers that are out shopping for houses in the Winter months are motivated. If you do not have your home on the market when these buyers are looking, you are losing a valuable opportunity and the potential to get you home sold.

As mentioned above, interest rates are extemely low right now and really we don’t know how long they will be this low. Uncertainty about how low interest rates will go and for that matter how low house prices will drop is another factor why selling now will benefit you. The risk of home prices dropping within the next three months is greater than the chance of home prices increasing by that much in the same time frame.
